If you are an investor who does not intend to live in the property being purchased (or have an immediate family member live there), then you are required to PAY THE HST REBATE, a sum typically of about $24,000, to the Builder on closing in addition to the purchase price. You must apply to have the amount of HST rebate RETURNED to you directly from the Canada Revenue Agency (CRA) if you satisfy certain requirements.
